“What if something goes wrong after I move in?”
You've waited patiently. Construction is done. You're excited. You’re finally in your new dream home. But there's this little worry in the back of your mind: what if something breaks six months from now? what then?
You'll never have to worry about this. Every custom home we build comes with a 2-5-10 third-party warranty through Pacific Home Warranties.
If an issue comes up after you move in, you have a clear process to get it fixed. Your interior finishes are covered for 2 years. Mechanical systems like plumbing, heating, and electrical for 5 years. And your foundation and structure for 10 years.
This way you can move in, and fully enjoy your new home knowing you're protected. Not just for the first few months, but for years to come.
Stay protected during your build
Every trade working on your home is covered with WCB and liability insurance
Without WCB coverage, you could be financially liable if a worker is injured on your property. We make sure this never happens to you. You'll never see an uninsured contractor on your job site.

Your timeline at a glance
Most custom homes across Metro Vancouver take 18-24 months to build from start to finish.
Anyone promising less is either cutting corners or hasn't built in your neighbourhood.
Here's how most custom home timelines look:
Figuring out what fits
45 minutes
We start by visiting your lot. Looking at setbacks, slope, access, and the zoning bylaws for your specific municipality, since every city across Metro Vancouver has different rules. We gather the details.
Then we invite you to come to our office, where we’ll walk you through everything we've found: a site plan showing your buildable area, the zoning constraints, and a high-level budget for what it will cost.
This way you design a home that fits your lot and budget from day one.
Designing around your budget
6 weeks to 3 months
Design and budget must happen together for a smooth build. That's why we cost-engineer as we go. You'll work through your layouts and major decisions first. Then, all the little details get layered in as you go.
By the end, you'll know exactly what you're building and what it will cost before anything gets submitted for permits.
At the end of this process, your designs are yours. If you decide to take them to another builder, you can. No hard feelings. And if you proceed with us, we’ll credit 50% of your design fee toward construction.
Waiting on the city for permits
6 to 8 months
Permitting timelines depend on the municipality and are largely outside anyone’s control.
What we can control though is preparation. Clear drawings, complete submissions, and responsiveness help keep this phase moving.
While your permits are processing, you'll be working with your interior designer on your finish selections. Flooring, tile, countertops, fixtures.
This is one of the parts our clients enjoy the most. It also helps keeps your project moving so you're ready to start construction the moment your permits come through.
Building your home
7 to 12 months
Once your permits come through, the build runs on a clear schedule. Materials are ordered based on lead times. Trades are coordinated in sequence. Progress gets tracked in your client portal app.
Final walkthrough & moving-in
Final weeks
Before you get the keys, we walk through the home together. Anything that needs attention gets handled before you move in.
This way you're not left with a punch list after the fact.
After you're in
Moving in isn't the end. You're covered by a third-party warranty if anything needs fixing.
Some things only show up once you're actually living in the space. When that happens, there's a clear process to get it addressed.
